If you’re a senior homeowner or planning to be one soon in Cherokee County, Georgia, there is a property tax discount you should know about. But before assuming you’re eligible, it is important to understand a few changes that may affect your ability to claim it.
A Quick Overview
Several counties across Metro Atlanta offer property tax exemptions for seniors. However, each county sets its own guidelines. That includes:
- What age qualifies you for the exemption
- Whether there are income requirements
- How long you have lived in the county
- Which parts of your tax bill are reduced or eliminated
In Cherokee County, the rules changed this year. If you are not aware of them, you could miss out on the savings.
What Changed in Cherokee County?
Starting this year, Cherokee County has added a new requirement for senior homeowners who want to apply for the school tax exemption. Here is what you need to qualify:
- You must be 65 or older before January 1 of the year you apply
- You must have lived in Cherokee County and paid property taxes there for the past five years
- The home must be your primary residence, and you must be listed as the homeowner
This five-year residency rule is new and has caught some people by surprise. Many people moving into Cherokee County’s popular 55 and older communities may not realize that they will have to wait to get the senior exemption if they are not already established residents.
Planning to Retire in Cherokee County? Timing Matters
If you are considering a move to one of Cherokee County’s many beautiful active adult communities, it is a good idea to think about the timing. For example, if you move at age 63, you will not qualify for the exemption at 65 because you will not have the required five years of residency. You would have to wait until age 68 to become eligible.
To make the most of the exemption, plan your move earlier. Relocating at age 60 means that by the time you turn 65, you will meet the five-year residency rule and can start saving right away.
How Much Can You Save?
The senior exemption in Cherokee County gives relief from school taxes, which make up a large part of your annual property tax bill. The savings vary based on your home’s value, but many seniors find that the exemption makes a real difference in their budget. For some, it means hundreds or even thousands of dollars in annual savings.
How to Apply for the Exemption
You can apply through the Cherokee County Tax Assessor’s Office. Be sure to file by April 1 if you want the exemption to apply to the current tax year. You will need to provide:
- Proof of your age, like a driver’s license or birth certificate
- Documents that show you have lived in Cherokee County for five years
- Proof that the home is your primary residence
